Matterport vs Zillow 3D Home

A real-estate photographer's honest take — both platforms have a place, but the differences matter more than people think.

A real-estate photographer's honest take

When evaluating 3D tour options for real-estate listings, both platforms come with distinct trade-offs. With three decades behind the camera, my preference leans firmly toward Matterport — and in my experience, people who prefer the alternative usually haven't worked enough with professional-grade equipment to see what they're missing.

Matterport 3D Tours

Advantages

  • Superior image quality with the dynamic range to represent a property accurately, even in tough lighting.
  • Outdoor capability — gardens, yards and pools fit seamlessly into the tour.
  • Natural navigation on both mobile and desktop, without the clunky interface of competing products.
  • LiDAR-grade measurements — precise enough to support floor plans, CAD files and BIM models. You can measure interior elements right inside the tour.
  • Dollhouse view for a unique spatial perspective, plus traditional floor-plan view options.
  • Premium presentation that genuinely influences buyer perception.

Disadvantages

  • Higher upfront cost — professional-grade equipment isn't cheap, though six months of hosting is included.
  • Getting the 3D Tour badge on Zillow requires a manual support request.

Zillow 3D Home Tours

Advantages

  • Faster scanning using affordable 360° cameras — keeps service costs down.
  • Auto-generated floor plans with embedded photos.
  • No hosting fees.

Disadvantages

  • Heavy compression noticeably diminishes image quality.
  • Clunky navigation — clicking floor arrows instead of moving naturally through the space.
  • Rough measurements only — estimates rather than true scanning data.
  • Even with great listing photography, an inferior 3D experience can hurt how the property is perceived.

See the difference yourself

The best way to judge is to experience both directly. Put a property captured on each platform side by side and the differences become obvious within a minute.

The bottom line

Both options have their place, and I offer both — applying the same professional standards either way. For most listings where presentation matters, Matterport is the clear pick. For tighter budgets where Zillow integration is the priority, Zillow 3D Home gets the job done.
